Not at all. We stage both vacant and occupied homes. For occupied homes, we work with your existing furniture as a foundation, editing, rearranging, and adding curated pieces and styling to create a polished, market-ready look without requiring you to move out.
We also offer pre-listing consultations for homeowners who want a professional eye before they list, and partial staging for those who want to focus investment on the rooms that matter most to buyers.
How Staging Works
The consultation is where we get to know your property and your goals. We walk through the home and assess each room, looking at layout, light, architectural features, and how the space will read to buyers. We discuss your timeline, whether the home is occupied or vacant, and what the listing strategy looks like.
From there we develop a tailored staging plan and schedule the install.
For full vacant staging we furnish and style the entire home, every room that will appear in listing photos. For partial staging we focus on the rooms that drive the most buyer decisions: the living room, kitchen, primary bedroom, and entryway.
For occupied staging we work with whichever rooms need the most attention, layering in styling and making edits to the existing layout to sharpen the presentation.
Most installs are completed in a single day. Larger vacant homes may require two days. We coordinate everything in advance so the install day itself is efficient and runs on schedule, keeping your listing timeline intact.
It is not required. Many clients prefer to step out and return to a fully transformed home. We just need access to the property and a clear plan in place from the consultation. If you'd like to be there, you're welcome to be present.
A pre-listing consultation is a focused walkthrough where we assess your home with buyer's eyes and provide a written action plan. It covers furniture arrangement, decluttering recommendations, repairs worth addressing before listing, and styling suggestions for each room.
It's ideal for homeowners who want professional guidance on what to do before listing photos are taken, without a full staging install. Real estate agents also frequently book these for their clients as part of the listing preparation process.
Our Process
- Initial contact - You reach out via our contact form or by phone. We discuss the property, your timeline, and what you're looking to achieve.
- Consultation - We walk through the home and build a tailored staging plan, identifying what to highlight, what to edit, and what the space needs to tell its best story.
- Staging day - Our team arrives and transforms the space with precision and care, furniture, art, textiles, and every finishing detail. Most installs are done in a single day.
- Photos and listing - The home is ready for professional photography and the market. Buyers walk in and immediately feel the difference.
- De-staging - Once the home is under contract, we return to remove our furnishings and accessories, leaving the space clear for the new owners.
We recommend reaching out at least 1 to 2 weeks before your intended listing date. This gives us enough lead time to conduct the consultation, finalize the staging plan, and secure your install date. If your timeline is tighter, contact us and we will do our best to accommodate.
Yes. We work directly with homeowners and with real estate agents throughout Tampa Bay. Agents frequently bring us in as part of their listing preparation process, either for pre-listing consultations or full staging installs.
